A residential and productive agro-ecological system. Where living, producing and inhabiting are the same infrastructure.

Not a neighbourhood with a farm inside it: a farm that houses twelve families.

What we do

The scope of the division

A place designed to produce what it consumes. And to sell what is left over.

The division develops agro-ecological districts on holdings of fifteen to twenty hectares close to a city: twelve high-efficiency homes, ten cultivated hectares, a complete agri-food chain and a shared energy infrastructure.

Every function that is present has passed an explicit test: it produces income, it reduces a cost, or it opens a financing channel. Anything that did none of these was deferred.

The agricultural area is not sized to the residents. The food basket of forty-two people would require five and a half hectares; the project provides ten: the surplus is the product, not the leftover.

The four functions

Produce, live, sell, teach

01

Produce

Ten hectares by design, meant to cover over one and a half times internal demand at full operation.

  • Fruit and vegetables in the open field and in greenhouses
  • Light livestock: eggs and dairy
  • Tree crops: fruit and oil
  • Fodder and commodities from partner organic farms within thirty to fifty kilometres
02

Live

Twelve units in three standardised models, with an NZEB target.

  • Plots of 600 to 800 square metres
  • Private garden and adjoining vegetable plot
  • An electric charging point for every unit
  • 2,260 square metres in total
03

Sell

The chain closes inside: it is processed, packed and sold on the spot.

  • Processing and packing hub
  • A market for direct sale
  • Restaurant
  • Weekly boxes and an online channel
04

Teach

The laboratory that opens the district to people coming from outside.

  • Training in sustainable agriculture
  • Visits and paths for schools
  • Access to research programmes
  • The centre of the masterplan, in front of the houses

The homes

Efficiency as a design requirement

Twelve units on two levels, in three sizes, NZEB target. Same structure, same systems, same windows, same specification.

ModelUnitsGross floor areaFor

ECO 1905190 sq mFamilies of three to four
ECO 2503250 sq mLarger households or those needing a home workspace
01

Envelope and plant

NZEB target, to be verified at design stage: high-performance insulation, thermal-break frames, heat pump, radiant distribution and ventilation with heat recovery.

02

Dry construction

A modular matrix with a high degree of prefabrication: it is the technology that makes the economy of repetition real across twelve units.

03

Appurtenances

A plot of 600 to 800 square metres with a private garden and an adjoining vegetable plot, and an electric charging point for each unit.

The phases

No phase funds a promise

The project grows through verified phases: each must deliver its own result before the next one opens.

00

Phase 0 — ECO CITY LAB

(about 24 months) Build the audience before the village. First crops and tree plantings, start of organic certification, a temporary market, an online channel and an agreement with a university, before a single building exists.

Moves on when: the customer base is measurable and the construction-cost check is complete.

01

Phase 1 — ECO CITY CORE

(about 36 months) Twelve homes, ten cultivated hectares, greenhouses, processing hub, market, lab, restaurant, energy, water cycle and composting. It must work on its own.

Moves on when: steady-state operation is confirmed, the units are placed and the commercial catchment is proven.

02

Phase 2 — ECO CITY WORLD

(to be defined) Growth on the 5.56-hectare reserve. It opens only if Phase 1 works.

Where we are, from the dossier

Construction cost
A lump-sum estimate of the three models from three or four contractors, on the performance specification. It is the check that decides the plan and it does not require the site to have been chosen.
Market catchment
Achievable residential price and a commercial catchment within twenty-five minutes. It matters more here than in an ordinary scheme, because the project lives on direct sale.
Water and planning
A flow test, a check of the constraints, and a prior discussion with the municipal authority on the holdings under review. They are the two tests that can stop the project.
The site
A holding of fifteen to twenty hectares close to a city, still to be identified. The water-abstraction permit is checked before buying, not after.
Future growth
5.56 hectares of the holding remain reserved for later phases, without committing them today.
Phase 2 · ECO CITY WORLD
It opens only if Phase 1 works. Phase 2 is not a commitment made today. It starts only once Phase 1 has proved its results: homes placed, commercial catchment demonstrated, steady-state operation confirmed. The 5.56-hectare reserve that Phase 1 leaves free can host another 10–15 homes, an enlarged processing hub, a club house, a full restaurant, sports facilities, hospitality, a larger Academy and an agrivoltaic plant. Each function comes in once demand has been shown, not before.

Energy, water, circularity

The greatest self-sufficiency that makes economic sense

01

Energy

350–500 kWp of photovoltaics on rooftops only, 700–1,000 kWh of storage and an energy community linking homes and production. The plant is grid-connected: the grid acts as backup and takes the surplus. Going off-grid would cost far more and bring no benefit. Storage is sized to keep critical loads, such as cold rooms, running.

02

Water

Drip irrigation and low-water species to cut demand, rainwater harvesting from roofs and yards, a 1,200–1,600 m³ irrigation reservoir, greywater reuse and 600–900 m² of constructed wetland. None of these replaces a licensed water source: water availability is checked before the site is chosen.

03

Composting

The project provides for organic waste from the homes, the hub and the fields to become compost on an on-farm platform, to be returned to the farm’s own land with no material brought in from outside.
